ONCE regarded as a backwater of Penang, Seberang Prai which used to be known as Province Wellesley is now becoming the new growth spurt for the state with its growing development and the Silicon Island reclamation project.

Major developers have also begun to bid for parcels of land in Prai to pursue property development for both commercial and residential aspects.

It is no different for IJM Land Berhad, which is renowned in Penang for constructing the single most important expressway - the Tun Dr Lim Chong Eu Expressway which connects the south to the northern stretch of the island.

IJM has now ventured into its second Prai project in three years - this time at Jawi inn Nibong Tebal where it plans to develop the Bayouri township to complement the shift towards the mainland with new industrial estates and townships planned.

After its Permatang Sanctuary residential terrace home project near Alma, Bukit Mertajam in 2021, IJM is now transfixed on stimulating growth in Nibong Tebal.

Just like Permatang Sanctuary, Bayouri is located in a strategic location, just off the North-South Expressway and recently, IJM launched its sales gallery which was officiated by state executive councillor Jason H'ng Mooi Lye, who oversees the local government portfolio.

IJM Land chief executive officer Datuk Wong Tuck Wai said that through its strong presence in Penang, IJM is excited to embark on this next phase of growth.

"Our expansion into Jawi marks a strategic move to enhance our presence in Penang and deepen our reputation as a developer of choice. This development is significant for IJM Land as it aims to promote quality liveability while injecting vibrancy into Jawi."

Wong was also optimistic that the project will generate adequate spillover effects for Jawi, a logistic township to expand into new economic areas such as services and manufacturing besides conserving its status as one of the traditional towns in Penang.

IJM Bayouri will span over 28 ha with 747 units of commercial and residential units for sale of which 152 units will be listed as low costs. - The Vibes, April 24, 2024.
