KUALA LUMPUR – Federal Territories Minister Datuk Seri Shahidan Kassim has proposed to postpone the land acquisition investigation to next year following negotiations held, Kg Bharu Development Corporation (PKB) said.
In a statement today, PKB said this measure is taken to enable negotiations between the developer and unit owners in the PKNS flats in Sg Baru, Kg Baru to allow both parties to reach an agreement.
“PKB is referring to the issue pertaining to the compensation received by the owners of lands and flats in Sg Baru PKNS.
“The Federal Territories Ministry through PKB acts as a facilitator to help launch the implementation of redevelopment in line with its functions stated in the Kampong Bharu Development Corporation Act (Act 733).
“In this regard, the ministry and PKB have taken proactive steps by organising consultations with the director-general of the Land and Mines Department of the Federal Territory of Kuala Lumpur, developers and owners of lots and flats at Sg Baru PKNS on this issue,” it said.
It added that Shahidan will always strive to assist to ensure that negotiations between the developer and the owner of the lots or flats involved will run harmoniously.
In a separate statement on Wednesday, PKB denied claims that the land and PKNS flats’ unit owners need to vacate their homes within 42 days.
It said that the 42-day period was for the homeowners involved to submit their objections to the land acquisition enquiry.
It said that the developer was still in consultation with the owners of units at the Sg Baru flats to seek a solution to the issue of compensation to ensure a fair redevelopment process.
PKB said the land acquisition involves a legal process and the investigation to finalise the amount of compensation for the terrace lots has not yet been carried out by the Lands and Mines Department.
“Based on the principle to determine compensation, a sufficient amount should be paid to the owners based on the property market value,” it said.
However, according to a report by Bernama, claims on low compensation to be paid out and the call by a group of residents for the government to intervene in the issues of compensation and having to vacate their homes soon have gone viral on social media.
In the same report, Bernama reported that the developer was invited by the Kg Sg Baru landowners’ association in 2016 to submit a development proposal for the Sg Baru area.
In the same report, it said that 382 units will be involved in the redevelopment project, which includes 64 terrace lots and flats with 264 homes. – The Vibes, December 10, 2021
