Matrix Concepts acquires Kulai land for RM169.3m for Johor expansion
Johor will play an important role in Matrix Concepts’ next phase of growth - October 29, 2026

MATRIX Concepts Holdings Berhad is expanding its presence in the southern region by proposing to acquire 57 parcels of freehold land in Sengkang, Mukim Senai, Kulai, Johor, covering approximately 174.8 hectares (431.9 acres) for a cash consideration of RM169.3 million.

The proposed acquisition forms part of Matrix Concepts’ strategy to progressively diversify its geographical earnings base, building on the strength of its established developments in Negeri Sembilan, Klang Valley and Kluang, Johor.

This strategic expansion reflects the Group’s measured approach to growth, building on its established presence in Johor while positioning Matrix Concepts to capture opportunities arising from the State’s robust economic activity and improving connectivity.

“The next phase of Matrix Concepts’ journey is focused on enhancing the quality and depth of our growth. Over the past two years, we have been deliberate in laying the foundations for greater geographical diversification, and we are now progressively seeing the fruition of this strategy as opportunities translate into tangible avenues for expansion.

“The proposed Kulai acquisition is an important part of this progression, reflecting our focus on selectively entering high-potential markets that can strengthen the sustainability of our earnings over time.

“We believe this disciplined approach will allow us to broaden our earnings base, build resilience across cycles and create sustainable long-term value for our shareholders.” Said Datuk Mohamad Haslah Mohamad Amin, Chairman of Matrix Concepts.

Strategically located between Kulai town and the Sedenak Industrial Growth Corridor, the site offers convenient access to the North-South Expressway and is in proximity to Senai International Airport. Approximately 43km from Johor Bahru.

It also benefits from rail connectivity to JB Sentral via the Electric Train Service, further enhancing its connectivity to key economic centres across the southern region.

"Johor will play an important role in Matrix Concepts’ next phase of growth. Since 2006, our ongoing BSI township has generated over RM1.6 billion in cumulative sales for residential and commercial projects.

“Having built the capabilities to participate meaningfully in the State’s evolving opportunities, we can now scale our presence with greater confidence.

“The proposed Kulai acquisition is a natural extension of this strategy, reinforcing the quality and resilience of our earnings,” added Mohamad Haslah. – October 29, 2026
